It's hard to imagine that any red
blooded American could not find a pleasant place to call home somewhere in Rockledge. The possibilities are very broad, some examples of home settings available are as follows: Riverfront homes, Riverfront
condominiums, homes fronting the golf course, homes on 1 acre lots where horses are permitted, homes on
tree
lined residential streets
and homes in a variety of neighborhoods lined with sidewalks and street lights. You may have noticed that most of Rockledge's fine subdivisions are unique to those found in many other parts
of the country. In other areas many of the residential streets transverse each other in parallel or perpendicular directions and in such areas one can travel cross town
through one residential neighborhood after another with great ease. That's fine in the hustle and bustle of larger cities to cut time from already frustrating and exhaustive
schedules. However, most residents in Rockledge would not appreciate noncommunity residents rushing through their neighbor hoods and we can't think of any good reasons why
they should. That's probably why, when you have become more familiar with Rockledge, you will notice that many of our larger subdivisions are somewhat inconspicuous to the
passerby on a main street. But after turning into the entrance to the subdivision, one would notice that it seems to mushroom" into a more spacious and uncongested area
obviously designed with the pride, comfort and convenience of it's residents in mind. Perhaps that is one of the reasons neighborhood crime rates are so low and no one can even
remember how many years it's been since there has been a child pedestrian or bicycle fatality. Housing in Rockledge remains plentiful, modern and
reasonably priced as gauged by current price standards and in comparison with other areas of Florida. Prices for houses range from the $40,000 bracket for a smaller home, including
land, to around $60,000 and up for the average 3 bedroom, 2
bath home, depending upon circumstances of sale, some are less. Other homes, usually on the river or other water or
golf course sites where land is higher, range from $85,000 to over $100,000. Adequate and modern zoning laws in addition to a stringent Comprehensive Land Use Plan for many years
have made Rockledge a very enjoyable city.
There are also occasional 2 story and split level homes, but the usual home is one-story, of concrete block perhaps
surfaced with cement stucco, thick slab floors at ground level and topped with terrazzo made of white cement and multi-colored marble chips.
A very brief description of some Rockledge neighborhoods
follows:
"Old Rockledge"
This is the area between U.S. 1 and the river and has a wide variety of terrain and foliage. Some of the land in
this area is very flat and in other places there may be hills rising as high as 50 feet above sea level. The homes in the
area represent a very wide variety of sizes, ages and prices. The most expensive ones in the area are on the
riverfront and for sale at prices approaching a half million dollars, although some are a lot less. The riverfront condominium units are still priced well under one hundred
thousand dollars even though we recently heard from a couple that said that they had "looked at condominiums from Daytona to West Palm and are convinced that the Indian River Club
Condominium is one of the most beautiful sites on the river and the buildings are basically as attractive as units costing two to four times as much."
There is a great abundance of large oak, palm and other varieties of trees in Old Rockledge, which help make most all the residential areas beautiful.
"Country Club Estates"
The ages of the various homes built in Country Club Estates span almost two decades. Almost every house in the Country Club area has been custom built and most have tile
roofs. Homes which do not back up to the golf course can still be purchased for under one hundred thousand dollars in this area. Homes which do back up to the golf course will cost
more. At one time the golf course was owned by the city and was later purchased by local businessmen and turned into a private golf course. Evolving from subsequent changes of
ownership, the Country Club of Brevard is now a private club owned by its members.
"Levitt Park"
Is the largest subdivision in the city. It was begun in the
mid-60's on the site of what had previously been a gladiola farm. From the onset the subdivision consisted of many pace setting contemporary designs and floor plans. A particularly unique model, which is still in
extremely high demand to this day, received several significant awards from notable architectural publications. The Levitt Park Civic Association has been active over the
years and has been a strong influence in the prosperity of the neighborhood. Look for prices starting at around sixty thousand dollars.
"Georgetown"
Since the subdivision lies just north of Levitt Park, but was "out in the woods" before development occurred, therefore most of the trees in Georgetown are a bit older and more
mature than those in Levitt. The price range is also similar.
"Kings Grant"
Consists of mostly three bedroom, two bath models. Most of these homes seem exceptionally
solid and well built and are conveniently located directly across the street from Kennedy Middle School. Look for prices starting in the fifty thousand dollar area.
"Golfview Estates"
Is another one of the well landscaped and well cared for neighborhoods similar to Levitt Park and Georgetown in many ways, including prices.

"Fairway Estates"
And the homes surrounding are probably as well located to desired conveniences as possible. The Fairway Estates area is just about surrounded
by shopping, school, recreation and Country Club facilities. Expect prices to start in the fifty thousand dollar bracket.
"Barton Park Manor"
It is one of the newer completed subdivisions offering two, three and four bedroom homes starting at around sixty thousand dollars and having conveniences similar to those in the Fairway Estates area.
"Woodsmere"
Began to develop about the same time as Levitt Park and like Levitt Park has had a number of different developers
building different types of homes there. Located south and adjacent to Levitt Park, it is still very similar to Levitt Park in a number of ways including sizes and prices of its homes.
"Admiralty"
Development near the south end of town has developed at a slow rate over the years in spite of the great expectations of many. The major asset in the area is the well managed
Indian Pines Golf Course and Clubhouse which is open to the public.
"Marlin Manor"
A unique mixture of older and newer homes of many designs
including some with attractive multicolored tile roofs. Prices start in the fifty thousand dollar range.
"River Ridge"
Is the most exclusive residential area developed in
Rockledge and is located on a historic riverfront site in "Old Rockledge" rising to a plateau of 56 feet above sea level. River Ridge is thick in natural
foliage and has many other unique and exclusive
improvements. Lot prices start around $50,000.
"Yorktowne"
The newest single family home development located off
South Huntington Lane. One of the areas most competent and respected builders is offering homes designed around a New England and Midwestern style. Prices for these luxury homes will start around $75,000.
New Mobile Home Community for Adults Only
Just recently the City fathers gave the go ahead for the new adult retirement community being developed on the north
side of Barnes Boulevard across from the Indian Pines Golf Course. This exciting new community will have many outstanding features geared exclusively to the pride, comfort
and convenience of our senior citizens and should serve as a model for other communities desiring to meet similar needs! An affordable concept that will help to keep our seniors
happy, healthy and young at heart. Look for prices in the $30,000 range.
The above are by no means the only nice residential areas in the city, but are merely mentioned to give you a sketch of
what is available. There are many other nice areas to live in Rockledge. About 20 years ago Rockledge neighborhoods fulfilled their destiny of becoming a totally smooth blend of
diverse educational, professional, social, economic, racial and political backgrounds. The respect most Rockledge people have for one another approaches the high standard recognized
by most people as necessary for our civilization, but not found in too many other places. I will never forget the story about the visitor who walked into a local drugstore
with one hand on his forehead and asked the cashier where the aspirin were. After getting directions and finding the aspirin he was surprised when he turned around and bumped
into the cashier, who was standing there with a glass of water in one hand. We like to think that typifies the neighborly thoughtfulness of Rockledge. If this sounds like
the kind of place you would enjoy calling home, it probably is.
